What is Gateway 2? Under the Building Safety Act 2022, no construction work on a Higher-Risk Building (18m+ or 7+ storeys) can start until the Building Safety Regulator approves the Gateway 2 application. BSR must approve the design before breaking ground — and can request further information, delaying your programme. A pre-submission review catches problems before they cause delays.
